Only the original owner could afford to run the bait camp. That's why it's been sold in the past and now again. Your note on 600k will be 6k + all of your over head your talking close to 10k a month out of pocket. So you would have to do around 30k a month to make it worth while. As far as development is concerned, you've already missed that boat by about 18 months. The Points West development on Galveston just before you cross the bridge isn't making it and Centex Destination Properties was one of the big boys. They had 75% of the so called sold's not close due to West Coast investors pulling out. A friend of mine was a Sr Vise Press and he's looking for a job.

The quality of PB's from the old days makes Ernies a remote launch.You can run across West Bay in a PB faster than getting there by car because of weekend traffic.The few times I was there it was mostly yakker's at the launch.Not enough folks to keep a buisness going.Sure is nice after a day on the water to be able to stop in and get a Burger a dang good burger.

There is nothing wrong with Free advertising.
Don't you think that when you own a business you want to shoot for the stars? Well how can you reach the stars with clouds in your way. What I mean is if you pick your audience (i.e. customers) wisely then you will have no problem reaching the stars. I was a partner in a pool building business and I will use them as a great example.
We picked our customers, yes picked, we didn't just sell to everyone that called or walked in. The person that walks in and first asks how much does it cost, as a successful business owner do you really want that type of customer? I mean I am not saying that we would upcharge like crazy but we were selling luxury and relaxation in our products, not price. So since we could pick our customers our overhead stayed low and we could stay small enough to have the best customer service around our area, which we won an award for. The other pool companies in the area did about an average of 60 more pools a year then us, but there average pool sale was about 20,000 less than ours. And yet we made waaay more $$ then they did. Theres a lot to be said about customer service, and I am the type of guy that will buy the tire from a Mom/Pop kinda place because they treat me good even though their tires are $60 more then Discount's are. Service is something that is over looked in todays world because of everyone's $$ problems. But think of it this way, if it breaks or whatever happens you can usually take it back or get it fixed by the Mom/Pop type place then you could by a Franchise. Take a look at some of today's ad's showing in-ground swimming pools for $11,000---ha thats a joke all that gets you is a shell nothing else, and people fall for it and end up paying $20,000 anyway and it still takes so called pool company months to build and they have so many of these "deal" pools going on that their customer service is shot. And they they say that customer service is their priority, well as far as that when you get that big and you have to hire a customer service department which is usually outsourced the reps have no knowledge of anything you are calling about, they go off a little cut sheet that HR gave them. Enough about that I could go on forever. I stopped building pools as fun as it was, I was ready for a change and got into Constructing Commercial Buildings, and I will probably get tired of that too, LOL.
As far as Ernies, nothing against those guys and they obviously were a Mom/Pop type place, but think realisticly all of my Pool Company's advertising was paid for by us, not done on Craigslist, cause the customer that is serching Craigslist is usually looking for a deal and if your in that type of business then fine, but in my opinion if you stage your whole business model around FREE advertising, well you see what happens.

You are absolutely right. Im the type that usually doesn't care about the price unless I am looking for a deal. Yea deals are great don't get me wrong I search for them all the time, I am just speaking from a business side not a consumer side. And there are already too many deal cutter's ecspecially in the business I was talking about. Obviously in some industry's that model would not work. I did not mean to offend anyone, I just know that it worked for me and my partners very well. And since I have left they have taken on two new guys to help with the load, but i told them to not get too big or they would turn out like all the other companies.
